Eating breakfast like this is equal to eating for nothing!

Breakfast is very important, but people often ignore it. Some people skip breakfast because they are in a hurry and lose weight, which is quite unhealthy; Some people obviously ate breakfast, but it seems that they didn’t eat it, and they have stomach pain, obesity, fatigue and other discomfort.

This is often-bad habits and wrong cognition hinder us from eating a healthy breakfast.

Eating breakfast like this is tantamount to eating for nothing.

The wrong way to eat breakfast is not only bad for your health, but also affects the mood of the day. If you find yourself making the following mistakes, you should correct them in time.

First, eat breakfast after 9 o’clock.

The best time to eat breakfast is from 6: 00 to 8: 00 in the morning, because gastric acid secretion is strong at this time, and eating is the best for the stomach. If you eat breakfast after 9 o’clock, it will lead to no appetite and poor appetite for lunch. Eating breakfast even after 9 o’clock can also supplement nutrition, but the absorption is relatively poor.

Eating breakfast too early will interfere with the rest of the stomach and disturb the peristalsis rhythm of the stomach. Some medical experts pointed out that when people sleep, most organs are resting, while digestive organs are still digesting and absorbing food left in the gastrointestinal tract, and they gradually enter a state of rest in the morning.

Second, replace breakfast with non-staple food

I believe many friends have tried to eat breakfast casually, thinking that they can just fill their stomachs. Doing so will cause problems in nutrition and health.

Mistake 1: Fruit replaces breakfast.

Some female friends eat fruit for breakfast in order to lose weight. This kind of breakfast is short of glycogen (carbohydrate such as staple food) that can supply energy to the brain, and protein that can keep people energetic, which will lead to the lack of various nutrients in the long run.

Mistake 2: Snacks instead of breakfast

People are dehydrated in the morning, and snacks are dry food. If snacks are used instead of breakfast, it will affect gastrointestinal digestion. Although biscuits can provide energy in a short time, hunger comes faster, and blood sugar will drop significantly before noon.

Mistake 3: Instant noodles instead of breakfast

Instant noodles are a kind of food with high fat content, and it is easy to cause gastrointestinal problems when instant noodles are often used as breakfast.

Third, eating breakfast too fast hurts the stomach.

Wolfing breakfast will increase the burden on the stomach and produce indigestion. So, don’t eat too much just to be greedy or hungry. You should eat breakfast slowly and enjoy it.

Fourth, eating while walking has the risk of inhaling bacteria.

It is often seen that some working people eat breakfast while walking. In fact, eating breakfast like this is a health risk. Solving breakfast on the road is easy to eat dust, microorganisms and harmful gases in the air, which is not only unhealthy, but also affects health.

In addition, the frequency and amplitude of walking will affect the digestion and absorption of the stomach. When the body is busy dealing with costly muscle activities, the blood supply will be transferred from the digestive system such as gastrointestinal tract to muscles, which will cause indigestion.

If you don’t eat breakfast for a long time, your body will change dramatically.

Everyone knows that "skipping breakfast is unhealthy", but how many people really change it? The Survey Report on Breakfast Diet of China Residents shows that 35% of the respondents can’t eat breakfast every day, among which "time is tight" is the primary factor.

If you don’t eat breakfast for a long time, your body shape will change slowly, and the most obvious change is getting fat.

Studies have shown that people who often skip breakfast increase the risk of overweight or obesity by 48% and the risk of "belly" obesity by 31% compared with those who often eat breakfast. If you don’t eat in the morning, you may overeat at at noon. Secondly, an empty stomach will reduce the sugar in the blood and reduce its basal metabolic rate. Once food is ingested, it will double its absorption and storage, increasing the chance of gaining weight.

People who often skip breakfast will also exhale an unpleasant smell-bad breath. The appearance of bad breath is related to volatile sulfide. Some medical experiments have found that the longer the volatile sulfide is in the mouth, the higher the concentration. With less chewing and less saliva secretion, the self-cleaning ability of oral cavity will decrease and bad breath will increase.

Lang Jiangrong, deputy chief physician of Heji Hospital affiliated to Changzhi Medical College, suggested: insist on eating breakfast in the morning, and at the same time, you need to brush your teeth carefully, keep your mouth clean, inhibit the production of active sulfide and suppress bad breath. Skipping breakfast will also damage our body organs and sound the signal light of disease.

According to a study in the Journal of American College of Cardiology, skipping breakfast is significantly related to the increased risk of cardiovascular and cerebrovascular related deaths, especially stroke-related deaths. Dr Wei Bao, an associate professor of epidemiology at the University of Iowa, said that people who never eat breakfast have an 87% higher risk of cardiovascular and cerebrovascular diseases than those who eat breakfast every day.

In addition, often skipping breakfast will also lead to insufficient nutrient intake and general fatigue, which will increase the risk of gallstones, gastritis and hypoglycemia, and the probability of causing hypertension and high cholesterol will also increase by about 40%.

What is a healthy breakfast?

It’s not difficult to have a healthy breakfast, but the key is nutrition. According to the Investigation Report on Breakfast Diet of China Residents, the breakfast diet structure of China residents is not balanced enough, and the food types are single, and more than 55% of the respondents eat less than three kinds of food for breakfast.

Therefore, following the principle of "balance, variety and less oil", a healthy and nutritious breakfast was born. For different groups of people, Xiaojian made a list of nutritious breakfasts, and everyone can choose the breakfast that suits them according to their needs!

Big names also love "little lucky" and go on vacation in early spring.

The early spring holiday series is a free translation of "Cruise Series". Cruise literally translates as "Cruise", and the "cruise series" is actually made for celebrities, hipsters and other people to spend their holidays on humid and warm islands at the end of each year and the beginning of each year.

The interest of early spring holiday series is not expensive, and it doesn’t even need too much fun and innovation. They only need a leisurely atmosphere with elegant and bright colors, and some comfortable and practical "little lucky" elements are enough.

Elaine Zhong 2019 Spring/Summer Paris Fashion Week street shooting, macaroon feather top with leather pants, handsome and fresh, wearing "goggles" full of childlike innocence, minutes show the mood of wanting to go on holiday diving.

Adhering to the above principles, the popular items in the early spring holiday series in 2019 are still the "retro holiday style". The difference is that behind each big-name new work, there are inspirations and stories that belong to it. It is also interesting to taste it carefully.

◆ It is better to be a "lady sailor"

Chanel’s early spring holiday series in 2019, which was written by the late "Lafayette", can be said to be Chanel’s most practical and lightweight new clothes in recent years. With the theme of sailors, Karl Lagerfeld built an imaginary cruise ship "La Pausa" under the glass dome of the main hall of the Grand Palais in Paris.

The models are wearing the combination of prints and pink colors, refreshing and young "holiday clothes", and slowly coming with accessories such as berets, round sunglasses, long necklaces and beaded belts, which look lazy and fashionable. In addition, black and white cruise ships, diagonal camouflage and other patterns are also widely used in the details of this series of costumes and accessories, which makes Chanel’s holiday series this season more atmospheric and chic besides exquisite.

Maria Grazia Chiuri brought the new "Cruise Series" in 2019, which was inspired by the debut novel "Ghost House" by Chilean female novelist Isabel Allende, focusing on the personality of "independent women". In the series of single items, the exaggerated and generous overskirt is mixed with a slim coat, and the high waist belt cleverly outlines the exquisite waist-these slightly "fighting style" clothing details design highlights the rich image of women’s struggle and progress in that era described in the book.

It is worth mentioning that in this season’s clothing items, several wide-brimmed straw hats from British hat maker Stephen Jones are particularly eye-catching. They are very suitable to appear with this season’s white "fairy skirts" to interpret the classic and lazy French style.

◆ The "doomsday carnival" of retro hipsters

The reason why Gucci 2019 early spring series is a "doomsday carnival" has something to do with the location of this season’s big show-this time their show is in a cemetery!

On the show costumes, Gucci’s preferred rich colors complement the colorful flowers and the pleated elements of tenderness and nostalgia. Perhaps it is because the dress itself is too beautiful and eye-catching. Based on this, the horror of the skeleton and cross elements dotted on it is not so strong, but it is set off more retro and charming.

◆ Elegance and naturalness of literary youth

In spring, flowers are everywhere, and some people are bright, and some people are elegant. Leaving the bustling and jumbled city temporarily, Max Mara’s 2019 early spring holiday series chose the "art on clothes" in the art museum.

Following this theme, MaxMara’s clothing style this season is also biased towards romantic artistic techniques. With splicing and crepe, the canvas background and mottled lines are transformed, making the garment look like a work of art as a whole, with a high sense. It is particularly worth mentioning that this season, although the color of clothing is simple, the choice of fabrics is very particular. Whether it is skirts or coats, they all choose some fabrics that will be delicate and soft, revealing low-key luxury.

8 questions to kill a rider with one blow, use with caution!

Since I came into contact with cycling, I have been fascinated by it all day. Many relatives and friends around you who don’t know much about this sport will always ask you some questions that will make you die in minutes. Have you been recruited?

Since riding a bike, I have taken selfies with my car for several days every day. My relatives and friends can’t help but always comment below: "Didn’t you go to work today?" "Are you going to be an athlete?" "Riding a bike again? Resigned? " .

There are also some cycling friends who are not very familiar with me: "I envy you so much. I just ride a bike every day without going to work."

Most cyclists are ordinary students and white-collar workers like you and me. Every day, we are busy studying and working. The photos were taken before, and the class has to continue. I just spend all your time playing mobile phones and brushing friends’ circle on what I love.

I went home for dinner with my family on holiday. After riding to the hotel, my seven aunts and eight aunts always asked me when I came by bike: "Your bike looks very good, isn’t it thousands?" At this time, you want to smash your LW wheelset and plum blossom steel frame in their faces, but you hold back and answer with a smile: "Well, yes, 2000 yuan."

What I am most afraid of when riding a bike is waiting for the traffic lights at the same time as the electric car. They will always blow some incredible cows with you. "I also rode a bike when I was young, the kind of 28-bar. At that time, I rode at an average speed of 40, but I could only ride for one hour continuously. Can you ride to 60 kilometers per hour? "

Punch your chest with a fist! The average speed of the Tour de France is only over 40. How fast can a bicycle ride? Do you really have no X number in mind?

Bicycles and Sichuan and Tibet do not have to be equated, and Sichuan and Tibet are not the common pursuit of everyone. Cyclists either pursue speed or distance, but as a girl whose endurance and explosiveness are not very good, I only superficially pursue whether my equipment looks good or not, and whether it is handsome to ride.

I prefer to take my bike from the small Swiss town of Melingen to enjoy the scenery along the way, or visit every inch of the beach on the island of San Juan in the United States.

  Pursuing difference, that’s all.

"I watched TV yesterday, and a marathon runner died suddenly." "Yesterday, it was said on the Internet that someone had an accident by bike." ….. Parents and friends around us will worry about our lives from time to time. We have to admit that everyone who rides a bike will be injured to some extent, but as long as it is scientific training and real-time physical examination, the probability of accidents is very low. What’s more, we may have accidents when walking on the road. How can we give up 99% happiness because of 1% accidents?

Make money? It’s just a joke. Only those big PROs that we can’t reach can really make money by playing games, and the games that normal riders participate in are more riding than competitive games with bonuses. Not only can’t we make money, but we also have to spend registration fees, insurance premiums, travel expenses, accommodation fees, etc … Do you think it’s incredible that we spent so much money on a bicycle? However, I think, compared with the money spent in the hospital waiting in line to see a doctor and charging cards in the game to buy skin, the money is worth it.

Many people contact bicycles with the slogan of "losing weight". Of course, many people insist that riding really flies to the branches and becomes a phoenix, becoming Gao Fushuai. They constantly break through in sports and feel the vitality brought by sports.

But more people, after riding a bike, take part in one corruption game after another with their riders. Fortunately, they will not gain much weight after eating calories. It is also good to be a fat man who loves cycling.

Most people will definitely answer you: What boyfriend/girlfriend do you need to ride a bike? But I want to tell you that many people around me get to know each other by riding a bike. They have the same language and hobbies in their lives, and they are happier than others!

But I still want to shout: there is not enough time to ride a bike! What else!

If your friends around you have had these suffocating operations on you, I suggest you tell him directly.

2022 understands that Chedi’s new energy winter test is on, and 54 models compete. Whose battery life is very resistant?

If we are going to choose a new energy vehicle, we should not only look at the standard cruising range performance of the target model, but also look at its actual cruising range, especially in the cold winter. Of course, due to the limitation of objective conditions, it is not realistic to test by yourself, so you may wish to pay attention to the newly-launched 2022 new energy winter test activity. This winter test covers 54 mainstream models in various price ranges below 100,000, 100,000-200,000, 200,000-300,000 and above 300,000, such as BYD Dolphin, Nezha S, Han EV, Ideal L9, etc., which is very worthy of reference for car consumers.

Since it is a winter test, the temperature at the test site should naturally be low enough. Therefore, this winter test site was selected in Yakeshi City and genhe city, Hulunbeier, Inner Mongolia, where the temperature has dropped to 20 degrees below zero. Testing new energy vehicles in such a low temperature environment can naturally reflect the actual endurance performance and charging technology of the models.

In the endurance test of this winter test, it is limited to the load combination of one driver and one passenger, and the driving mode tends to be daily. At the same time, the braking energy recovery will be carried out in the economic driving mode/the strongest gear, and 100 electric charges will be replenished in advance and the automatic air conditioning temperature setting at 24℃ will be completed.

In addition to the cruising range and charging performance, this test will also evaluate the performance, intelligent cockpit, assisted driving and spatial performance of the model, and present the product strength of the model to the audience in multiple dimensions.

In fact, this is not the first time that Chedi has conducted a winter test of new energy vehicles. At the end of 2012, a related test was also conducted. At that time, 41 mainstream new energy vehicles were evaluated, involving 20 items such as battery life, charging, elk test and climbing, so that consumers can intuitively understand the actual quality of the vehicles. This year’s winter test involves more models and deserves consumers’ attention and expectation.

Special Planning | "Superhero Huang Jiguang": The great warrior who creates a vivid hero image is immortal

In the list of heroes in the War to Resist US Aggression and Aid Korea, there is a 21-year-old hero whose name has already spread all over China and North Korea with the Battle of Shangganling. He is Huang Jiguang who blocked the machine gun eye of the enemy bunker with his chest and was awarded the title of "Super Hero to Resist US Aggression and Aid Korea" by China and North Korea.

Huang Jiguang-based online movie "Superhero Huang Jiguang" is about to meet the audience. The film is a project supported by the State Administration of Radio and Television for the creation and dissemination of network audio-visual programs. It is directed by the Network Audio-visual Department of the State Administration of Radio and Television and the Beijing Radio and Television Bureau, supported by the 95944 troops of the China People’s Liberation Army and the Huang Jiguang Memorial Hall, and produced by Beijing Taomeng Network Technology Co., Ltd. The film tells the story of Huang Jiguang’s joining the army and growing up, as well as the story that he gave his life to block the loophole for the victory of the army. Huang Jiguang, the Superhero, won the first batch of Network Drama Distribution License issued by Beijing Radio and Television Bureau.

Find another way to find the entrance

Huang Jiguang was born in 1931 in a poor peasant family in Zhongjiang County, Sichuan Province. In March 1951, he actively responded to the call of "Resisting US Aggression and Aid Korea and Defending the Country", signed up for Chinese people’s Volunteer Army, and then crossed the Yalu River with the troops to fight in the DPRK. In the Battle of Shangganling, Huang Jiguang blocked the machine gun eyes strafed by the bunker with his chest, paving the way for the troops to charge and making a heroic sacrifice.

Many viewers are familiar with Huang Jiguang’s heroic deeds, but they are not familiar with his growth story. "Everyone has heard the story of Huang Jiguang blocking a loophole, but why did he block a loophole? What exactly did he do before plugging the loophole? In fact, many people don’t know it, and some people have questioned the authenticity of’ blocking gun holes’. " Zhou Runze, director of the film, said that as an online film with limited cost, Superhero Huang Jiguang wanted to stand out from the crowd not by grand war scenes, but by finding a new way to make its characters fuller and more grounded.

Yin Chao, the producer, founder and CEO of Amoy Dream, said that he didn’t want Huang Jiguang, the Superhero, to be made into a traditional biographical film, and he didn’t want this work to be over-commercialized or dramatized heroism, so he needed to find a suitable entrance. Through consulting a large number of historical materials, the creative team learned that Huang Jiguang, who was in his early teens, suffered the death of his father and was forced to work in the landlord’s house to pay his debts. His struggling mother told him that he must turn over for the poor when he grows up. "Although it’s a war theme, the team doesn’t want to over-magnify the war scenes, but instead, it grasps the small incision of’ the relationship between Huang Jiguang and his mother’ and shows how he grew from an ordinary soldier to a super hero through the growth environment. Of course, in addition to his mother, leaders, comrades-in-arms and fellow villagers also gave him great strength. "

Huang Jiguang, the Superhero, has made great efforts in plump characters. "Plump characters need a lot of life details to support them, and the team will also add some dramatic creations. However, dramatic creation should be based on real history. When sorting out the materials and materials, the team found that in fact, in Shangganling, there are many young people who have made selfless contributions to the country like Huang Jiguang. He is just the epitome of Qian Qian’s thousands of soldiers. " Yin Chao said that this film does not simply create a hero, but wants to restore a three-dimensional, real person, hoping to arouse the emotional resonance of the current young audience.

The war scene is strict with details.

Shooting war themes, characterization and war scenes need to be integrated. Zhou Runze said that "Superhero Huang Jiguang" is based on a true story, and it needs to restore the truth by heart, and "truth" is multifaceted. "Not only the plot should be true, the battlefield environment and the fighting process should be true, but also the time, place, props and guns involved in the war."

Zhou Runze introduced that when the previous script was not completed, the crew began to look for locations that met the requirements all over the country. "The conditions of the film and television base are very mature, but the natural environment is much different from the battlefield in Shangganling. When the team surveyed the landscape in the early stage, they went to Northeast China, Shandong and other places, and finally found that the shape and height of a mountainous area in Henan were suitable. "

After choosing the shooting location, Zhou Runze, the military director and production designer ran back and forth on the mountain many times, and also let the actors experience it again and again with guns. "How to arrange the positions and trenches on the mountain? Where did Huang Jiguang fight from during the battle? Finally, where did the bunker where he wanted to block the loophole appear? Like the battle deduction, we went through the whole process and refined each battle process into the script. " Zhou Runze revealed that after the field experience and detailed planning, he couldn’t help crying while changing the script in the hotel at night. "After running on the mountain, I really realized how difficult it was for the volunteers to fight in the environment at that time."

In casting, in order to be closer to the characters, the team selected a group of newcomers as the leading actors, and invited professional military instructors to train the actors and carefully study various military actions. "There are veterans among the actors, and they thought their actions were very standard, but in fact, many military actions in the 1950s, including gun gestures, were different from those now, so no details can be relaxed."

Creating Heroes from "Humanity"

As a well-known enterprise in the online film industry, Taomeng has produced many military movies, including Bomber, Sniper and Life and Death Blocking. Now, when filming online movies with military themes again, Yin Chao hopes that "Superhero Huang Jiguang" can retain the audience with stories and characters, which not only needs to pave the way for the content, but also requires a more elaborate production process. "No matter what kind of carrier, the audience needs a good story. Huang Jiguang, the Superhero, has been carefully polished, and it has lasted for more than four years from planning to now, far exceeding the creation time of many online movies. We hope that in addition to entertainment, on the basis of the creation of’ Little Zhengda’, the audience can gain something and resonate. "

Zhou Runze said that the current theme creation, especially in shaping the heroes of revolutionary history, should put down the shelf with a correct attitude and proceed from human nature. "Blindly highlighting the image of the hero’ Gao Daquan’ has been difficult to be accepted by young audiences now. We need to calm down, look for the human side of heroes, and link the audience truly and naturally. Only in this way can the characteristics of heroes be highlighted. "

Shouguang, Shandong Province: The national "vegetable basket" turned to increase production and improve quality, from growing vegetables to "planting technology"

[Magnificent 70 Years, Struggle for a New Era]

Thirty years ago, a "green revolution" led by a warm vegetable greenhouse in winter was launched from Shouguang, Shandong Province, which solved the problem of single vegetable species in winter in northern China. Thirty years later, Shouguang’s greenhouse vegetable area has grown to 600,000 mu, with an annual output of 4.5 million tons of vegetables. In 2018, the per capita disposable income of rural residents in the city reached 20,627 yuan. The vegetable industry has enabled farmers to embark on the road of increasing income and getting rich.

Over the past 30 years, Shouguang has become a "vegetable basket" for the people of the whole country, and has developed a "six-in-one" modern agricultural industrialization "Shouguang Model" with market orientation, safety as the bottom line, science and technology as the driving force, brand as the guide, standardized production as the starting point and organized development as the path.

Increasing production turns to improving quality from growing vegetables to "planting technology"

Walking into the seventh-generation greenhouse displayed in Shouguang modern agricultural high-tech integration demonstration zone, the perfect integration of hanging tomato cultivation, rotating flower cultivation and modern fish pond makes people feel as if they are in a pure natural beauty. So, how to realize the "aquaponics" in a greenhouse?

"We regard the water in the fish pond as ‘ Nutrient solution ’ For vegetables, water ‘ Fertilizer ’ After being absorbed, it flows back to the fish pond, thus realizing the virtuous cycle symbiosis of fish and vegetables. " Wu Xuewen, project manager of Greer Agricultural Technology Co., Ltd., introduced that the greenhouse is also equipped with two-layer insulation system, automatic environmental control system, intelligent greenhouse control system and other facilities and equipment, so that crops are less affected by the external climate and provide an optimal growth environment for crops.

As a centralized display platform for new varieties, new technologies, new models, new equipment and new sales formats of Shouguang vegetables, the modern agricultural high-tech integrated demonstration zone has received more than 62,000 people to visit and study during the opening time of the park in the past year. From the first generation of winter-warm greenhouses to the seventh generation of greenhouses today, Shouguang has embarked on the development road from increasing production to improving quality from growing vegetables to "planting technology".

In 1989, Wang Leyi, secretary of the Party branch of Sanyuanzhu Village, Sunjiaji Street, Shouguang, invited Han Yongshan, a skilled person, from Wafangdian, Dalian, Liaoning Province, and led 16 other villagers to build a winter-warm vegetable greenhouse. A few months later, cucumbers in 17 greenhouses were robbed by high prices, and 17 "double-million households" appeared in Sanyuanzhu Village at once. In the second year, with the promotion of Wang Boxiang, then secretary of Shouguang County Party Committee, Shouguang built 5,130 greenhouses, and only one greenhouse vegetable production increased the county’s income by more than 60 million yuan.

Nowadays, many vegetable greenhouses in Sanyuanzhu Village have developed to the fifth and sixth generations, which are easy to operate, watering, ventilation and lighting can be controlled on the mobile phone, and they are full of intelligence. More importantly, vegetables are sold with labels. Scanning its "electronic identity" with a mobile phone can show farmers, fertilizers, planting conditions and other information.

"Every day, we transport the vegetables to the cooperative, and after sampling and inspection, we can post the QR code before loading them to all parts of the country. With the QR code traceability function, you can sell 2 cents more per catty of vegetables and earn more than 20,000 yuan a year on average, which not only allows everyone to eat safe dishes, but also increases our income. " Cong Wang, a villager from Sanyuanzhu Village, said.

In recent years, Sanyuan Zhucun has taken the road of high-quality development, and "Leyi" brand vegetables have not only enriched the domestic market, but also exported to European and American countries.

The development of the whole industrial chain realizes "buy the whole country and sell the whole country"

From two o’clock to five o’clock in the morning, when most people are still asleep, Shouguang Agricultural Products Logistics Park is a busy scene. Vehicles such as trucks, agricultural tricycles and small trucks come in and out from here, and the trading hall is crowded and lively.

"Most local farmers in Shouguang started picking vegetables in the middle of the night and sent them to the logistics park for trading at 2 am. Foreign dishes from Shanghai, Fujian and other provinces started trading at 5 am and were sent to more than 20 provinces across the country." Liu Binyu, deputy general manager of Shouguang Dili Agricultural Products Logistics Park Co., Ltd. introduced that today, the daily transaction volume of the logistics park can reach nearly 10,000 tons, and the daily transaction volume exceeds 30 million yuan.

The predecessor of Agricultural Products Logistics Park is the old vegetable wholesale market in Jiuxiang Village, Shengcheng Street. As early as 20 years ago, it was famous all over the country. In particular, the slogan "In Shouguang, there is no dish that can’t be bought, and there is no dish that can’t be sold" has attracted the attention of many vegetable farmers and distributors all over the country.

In 1998, after seeing the news of Shouguang on TV, Ji Zhennan, who lives in Heilongjiang, resolutely came to Shouguang vegetable wholesale market, starting from loading cars and watching cars for others, and becoming a business manager. Later, relying on his accumulated experience and contacts for many years, he founded his own fruit and vegetable company, mainly dealing in cauliflower, lotus root and cabbage. The business grew bigger and bigger, with a daily turnover of nearly 2 million yuan.

Recalling his own entrepreneurial process, Ji Zhennan was also very emotional: "In the old market, there were often cases of credit. In 2009, after the completion of the logistics park, the one-card settlement system was adopted, and cash was not needed, which reduced our labor costs and was very convenient. "

Today’s logistics parks not only realize the "buy and sell the whole country" of vegetables, but also make Shouguang vegetables develop from R&D, production to logistics and sales. Moreover, the "China Shouguang Vegetable Index" jointly developed by logistics parks and experts has become a barometer and vane of vegetable prices and trading trends in China. Shouguang has therefore become the center of vegetable distribution, information exchange and price formation in China.

Reproducible and scalable quality standards for promoting agriculture go first.

"At present, about 3,000 mu of greenhouses have been planted in the park, which will directly drive more than 12,000 poor households to increase their income and get rid of poverty. Farmers can not only get land rent and dividends from cooperatives, but also achieve employment at home. " Li Sheng, the chairman of Shandong Shouguang Lusheng Agricultural Group, introduced the vegetable industry precision poverty alleviation demonstration park built by the group in Yudu County, Jiangxi Province, a national poverty-stricken county. This modern park has brought multiple dividends to the surrounding farmers.

In recent years, driven by Shouguang’s leading local agricultural enterprises, Shouguang’s vegetable planting technology and mode are being accelerated to all parts of the country, and there are more than 200 agricultural parks that have been built and will be started soon.

Over the past 30 years, Shouguang people, while doing a good job in the development of their own vegetable industry, have continuously pushed Shouguang vegetable technology, talents, standards and problem-solving solutions to the whole country, driving farmers across the country to increase their income and become rich. Today, Shouguang has more than 8,000 agricultural technicians to build agricultural parks or guide vegetable production in 30 provinces, autonomous regions and municipalities all the year round.

However, due to the different technology and personal experience of enterprises, there have been some quality differences in the promotion process. However, in July 2018, with the National Vegetable Quality Standards Center landing in Shouguang, this problem was solved.

In less than a year, relying on the development advantages, successful experience and innovation potential of Shouguang vegetable industry, the National Vegetable Quality Standards Center not only drew up the whole industrial chain standards for tomatoes and cucumbers in solar greenhouses, but also took the lead in promoting the "six unifications" standardized management of unified agricultural materials, unified technology, unified management, unified testing, unified brand and unified sales in 18 newly-built key parks in the city, creating a model for the popularization and application of standards.

Entering Tian Jin Ryu Demonstration Park, one of the 18 parks, the advanced facilities and equipment are eye-catching: large-scale water and fertilizer integrated machine, multifunctional plant protection machine and intelligent temperature control realize intelligent management through the Internet of Things, which can save more than 60 labors per mu of vegetables every year, save more than 40% of water, improve the fertilizer utilization rate by 50%, and make every greenhouse and park a "green workshop" and a "green factory". These demonstration parks provide replicable and scalable experience models for accelerating the popularization and application of vegetable quality standards in the whole country and promoting the high-quality development of vegetable industry.

Standing at a new starting point, Shouguang has always adhered to the world vision and national orientation, focusing on production standardization, agricultural parks, vegetable brands, farmers’ professionalization, rural livability and equalization of public services, and constantly endowed the "Shouguang Model" with new connotations of the times, contributing to the creation of the "Qilu Model" for rural revitalization.

Seize the opportunity of foreign trade development and monetary policy to boost confidence … China’s economic growth continues to glow with new vitality.

CCTV News:Look at the bright spots through the data and look at the economy through the data.

Understanding the confidence of China’s economic development through data

In April, the national consumer price index rose by 0.3% year on year.

According to the data released by the National Bureau of Statistics today (May 11th), in April, with the continuous recovery of consumer demand, the national consumer price index (CPI) rose by 0.3% year-on-year, with an increase of 0.2 percentage points over the previous month and an increase of 0.1% from the previous month.

Specifically, in April, among the eight categories of goods and services that constitute CPI, except for the decline in the prices of food, tobacco and alcohol, the prices of the other seven categories all increased year-on-year; The core CPI excluding food and energy increased by 0.7% year-on-year, which was 0.1 percentage point higher than that of last month, indicating that the recovery of consumer demand in China has been further consolidated.

In April, industrial production continued to recover, and the demand of some industries declined in stages. The national producer price index (PPI) decreased by 2.5% year-on-year, which was narrower than that of last month.

AEO system helps foreign trade development "accelerate"

From May 8 to 10, the 6th global conference of "Certified Operators" (AEO) was held in Shenzhen, which provided strong "intelligent" support for giving full play to the advantages of AEO system and continuously promoting the liberalization and facilitation of economy, trade and investment. AEO system refers to a certification system advocated by the World Customs Organization, which gives preferential treatment and convenience to enterprises with high credit status, law-abiding degree and safety level. It is called the "golden business card" to help enterprises’ foreign trade development, and it has a unique "password" in promoting global trade interconnection.

At present, there are more than 5,800 AEO enterprises in China. By the end of April, these 5,800 AEO enterprises accounted for about 1% of the import and export enterprises, contributing nearly 40% of China’s import and export value. China has implemented the AEO system with high quality, and has successively issued 28 preferential measures in five categories. AEO qualified enterprises, as the enterprises with the highest credit rating in customs, can enjoy the exclusive "welfare" such as giving priority to fast customs clearance, port inspection and sampling of import and export goods, and giving priority to territorial inspection. A series of trade facilitation measures have greatly helped enterprises to explore the market more efficiently.

In terms of expanding AEO international mutual recognition cooperation, on May 9, the General Administration of Customs signed AEO mutual recognition arrangements with the Tax Bureau of the Republic of Burundi and the Tax and Customs Department of Iceland respectively. Up to now, China has signed AEO mutual recognition agreements with 28 economies, covering 54 countries and regions. The number of mutual recognition agreements signed and the number of mutual recognition countries (regions) rank first in the world. China explores the establishment of a regional AEO mutual recognition and cooperation mechanism to promote global trade interconnection.

According to the discussion results and consensus of the conference, the Shenzhen Work Plan will be formulated, which will be submitted to internal review according to procedures and then promoted and implemented globally. It is proposed to vigorously promote the construction of smart customs, make the implementation, evaluation and mutual recognition cooperation of AEO system more digital and intelligent, and enable enterprises to enjoy the convenient measures provided by customs more conveniently; Continuously expand the scope of implementation of the AEO system in the world, and actively provide AEO credit cultivation to emerging formats such as cross-border e-commerce and small and medium-sized enterprises.

Ecological protection is getting more and more effective.

Shaanxi Changqing nature reserve once again photographed the wild giant panda "mother and child in the same frame" image.

Recently, the staff of Huayang Management and Protection Station in Changqing National Nature Reserve, Shaanxi Province, while sorting out the monitoring data of giant pandas and their habitats, found that infrared cameras deployed in the wild once again photographed several precious images of wild giant pandas "mother and child in the same frame".

This video was shot at an altitude of about 2000 meters. The giant panda mother is strong and walks in front with ease, and her cub is petite and lovely, closely following her mother. Ten minutes later, the figure of the "mother and son" appeared again at another point in the same ditch.

An infrared camera at an altitude of about 1,500 meters photographed another pair of pandas "mother and son". In this video, the panda cub is obviously smaller, and it is awkward to walk. In recent years, in Changqing National Nature Reserve, the population size of wild giant pandas has increased steadily, and infrared cameras have recorded more and more pictures of wild giant pandas "mother and child in the same frame".

Luoyang, Henan Province: More than 30,000 cliff swallows "settle down" in the Yellow River Wetland.

Recently, more than 30,000 cliff swallows flew to Luoyang, Henan Province, and built their nests in the Yellow River Wetland Reserve, which became a beautiful landscape.

On the sandy cliff of Baihe section of the Yellow River Wetland National Nature Reserve, there are many irregular circular nest-like caves. Tens of thousands of cliff swallows sometimes hover at low altitude, sometimes chase and play, and sometimes fly back with food. The scene is spectacular.

Cliff swallow belongs to passeriformes and Yanidae. At present, some cliff swallows have begun to lay eggs. The hatching time of the cliff swallow is short, and it usually takes 12 to 15 days to hatch. It is estimated that by the middle and late June, all the cliff swallows here will be out of the nest.

Revealing the "routines" of some early education institutions: business depends on joining, and class depends on fooling.

Xinhua News Agency, Shenzhen, January 28th Question: Business depends on joining, customers depend on buying and selling, and classes depend on fooling — — Demystifying the "routines" of some early education institutions

Xinhua News Agency reporter Bai Yu

Without any training or qualification, you can join as long as you invest tens of thousands of yuan; By "purchasing" students through the enrollment agent, the advertising content is out of touch with the actual course; When enrolling students, they promised at will, and the contract was ambiguous. After paying the fees, they immediately "changed their faces".

Due to the strong demand, the early education institutions for 0-6 years old are experiencing explosive growth, among which there are many chaos. Some early education institutions rely on joining in business, buying and selling customers, and fooling in class. Parents often find themselves being "routine" after paying.

There are many traps in marketing "words" and enrollment "routines"

Recently, Ms. Kuang from Shenzhen was shopping with her 4-year-old daughter Lele (a pseudonym) when she was stopped by a "talent scout" holding a microphone and invited her children to participate in the free audition. Then they came to the "Shenzhen Times Huayu Culture Media Company Nanshan Branch" located in the sea world. After Lele was interviewed, a director praised Lele’s sense of lens, and said that there was only one place left for the two-day sea election to select 10 children, and he signed up for a two-year course of 23,800 yuan to train children in dance, piano and physique. He also promised that students can participate in film and television performances in the programs of two TV stations.

Ms. Kuang was moved and paid a deposit of several thousand yuan. Since then, the staff has been calling for reminders. Ms. Kuang recalled that the staff called it a "free audition" at that time, and found that the company had been complained by many parents. The previous parents said that there was no activity after studying for one year. So Ms. Kuang proposed to refund the deposit, but the staff refused on the grounds that the registration list had been handed in.

The reporter tweeted to contact the person in charge of the marketing department of Shenzhen Times Huayu Culture Media Company. The person in charge explained: "Parents have a misunderstanding about the film and television performance in the contract. The company organizes 1-3 activities every year, but whether it can be selected by TV stations depends on whether the children meet the requirements." At present, Shenzhen Consumers Association and Industrial and Commercial Bureau have been involved in investigating this matter.

Similar to this kind of free sea election training, it is not a case that empty promises refuse to be fulfilled. It is understood that the "words" and "routines" used in enrollment have become important contents for franchisees to train and teach franchisees.

On the grounds of wanting to invest in early education institutions, the reporter dialed the advertising telephone number of an early education institution called "Brain Potential Stimulation Class for 0-6 Years Old", which claims to have more than 130 branches in China. Manager Xie, the business manager, helped the reporter to analyze the 10 advantages of engaging in the early education industry, including no credit, no inventory, no after-sales, low cost, high profit, etc., and "no teacher qualification", and promised to help the reporter realize his dream of creating wealth in a short time with an initial fee of 50,000 yuan, and promised to provide "recruitment tips".

Open the part about "secrets of enrollment" in the Business Cooperation Manual, and recommend using the methods of consultation and coping with parents, and write impressively "Never tell parents ‘ No ’ " "The speed at which parents pay money is equal to the speed at which they are moved" and "Recommend packages at different prices according to parents’ class".

Shengyuan is freely promised by the buying and selling agent for signing multiple bills.

When you enroll your child in an early education institution, you may not know that the class has not started yet, and some tuition fees have been paid to the enrollment agent. According to insiders, it is an open secret of the early education industry to expand customers with the help of enrollment agents.

After referral, the reporter contacted an early education agent in Shanghai as a franchisee of early education institutions. The other party promised that "only 10,000 yuan will help you sell 400 course experience packages in two days, and ensure the conversion rate of more than 5%. If you fail to reach this amount, 10,000 yuan will be refunded." In other words, spending 10,000 yuan can attract at least 20 students. According to the annual tuition fee of at least 4,000 yuan per student, early education institutions can generate at least 80,000 yuan in return in two days. Therefore, the enrollment agent’s business is very hot, and the schedule has been scheduled for three months.

There are also franchise centers that help franchisees recruit students by collecting commissions. Manager Xie suggested that the "Brain Potential Stimulation Class for 0-6 Years Old" could help franchisees to expand customers and charge a commission of 10% of the tuition fee. Take a city in Shandong Province as an example, there are about 60,000 children aged 0-6 years old, among whom 12,000 parents have learned about the whole brain course, and 2,400 parents have participated in the experience, and 240 parents have signed up on the spot. Based on the tuition fee of 4,000 yuan per person, the total tuition fee is 960,000 yuan.

According to informed sources, because the enrollment agent or the marketing staff of early education institutions are not responsible for teaching, the only motivation is to sign more bills. Therefore, during the enrollment period, teachers’ qualifications will be fabricated, successful cases will be written, the teaching effect will be exaggerated, and many empty promises will be made to parents, which often leads to disputes.

"Empty Shell" Experts of Early Education in "Routine" Call for Strengthening Supervision

According to the data of "Research Report on the Operation Situation and Investment Strategy of Early Education Market in China from 2016 to 2022" published by China Industrial Information Network, the infant education market in China is in a period of rapid development, and the scale of early education market in 2017 is about 200 billion yuan.

It is understandable that early education institutions develop into chain and scale, but the industrialization development has not brought about the synchronous improvement of teaching quality. In addition to formal education brands, in recent years, some early education institutions that do not have educational qualifications have also emerged, wearing the cloak of early childhood education and engaging in the business of collecting money. There is a cost to expand customers, and marketing has to be paid, while the content of education is gradually empty. Educational ideas are patchwork, even completely contrary to the law of children’s growth, attracting investors under the guise of low or even zero franchise fees, and the quality of education is out of the question.

Sun Yunxiao, a researcher at China Youth Research Center and the chief expert of family education, pointed out that the Ministry of Education issued the Guide to Learning and Development for Children Aged 3-6, emphasizing that education should follow the law of children’s physical and mental development. He called for strengthening the supervision of the teaching content of early education institutions, so that early childhood education can return to educational values and ideals, and disorderly industrialization and "educational anxiety" from adults can let our children go.

Lu Qin, chief education expert of China Children’s Press and Publication Corporation, pointed out: "Parents should not panic in a large number of choices. The education department should correct the disorderly development of early childhood education, keep up with the pace of the times, and make the education we choose more in line with children’s nature."

Rebuild a city on the urban rail.

From October 11th to 13th, a think tank meeting, which has always been known as the authority of China urban rail development, will be held in Shenzhen, "China Urban Rail Transit Owners’ Leaders Summit 2021" to help build a smart urban rail and a strong transportation country.

Taking this opportunity, as the organizer of this conference, Shenzhen Metro will also hold a TOD brand launch conference with the theme of "Arriving at Unlimited Possibility" on October 13th, sharing the pioneering experience of how to use the "track+property" model to continuously feed back the construction and operation of rail transit and build a three-dimensional, efficient and intensive urban ecological space.

Behind the TOD model, which has aroused heated discussion in the industry, there are exciting blueprints:

By the end of 2020, 29 cities in China have carried out TOD comprehensive development, with a total land reserve of nearly 50 million ㎡ and an income increase of about 17 billion yuan. According to the international experience, almost all prosperous areas have central cities as their main platforms, and a strong rail transit network is often their important infrastructure. For example, the rail transit and TOD layout extending in all directions in San Francisco Bay Area, new york Bay Area and Tokyo Bay Area are examples.

In contrast, Guangdong-Hong Kong-Macao Greater Bay Area is still in the initial stage of TOD territory expansion in metropolitan area, but Shenzhen, the core city, has made a breakthrough from it, explaining the story of urban double engine with urban rail construction and TOD development mode.

Race with the Times: China Urban Rail Transit Towards the New Blue Ocean

As the saying goes, "If you want to be rich, build roads first".

The road is clear, and all industries are prosperous. From China’s first urban rail line, Beijing Metro Line 1, on October 1, 1969, the 8,449-kilometer urban rail transit line that has been put into operation in 49 cities now ranks first in the world (including 6,641 kilometers of subway lines); From being a hundred years behind (the world’s first urban rail was the London Metro, which was opened to traffic in 1863) to becoming a new national business card, the China urban rail has completed a leap-forward development at a speed that shocked the world.

This criss-crossing urban rail crossing mountains and seas is a symbol of urban roads in the new era, and it also carries the dreams of hundreds of millions of people in China, and embodies the Chinese dream of the great rejuvenation of the Chinese nation to go far away and reach infinite possibilities.

According to incomplete statistics, in 2020, the domestic urban rail network completed a total of 17.59 billion passenger trips, which is equivalent to carrying the total population of the earth more than twice. In the same year, the proportion of urban rail transit passenger traffic in the total public transport passenger traffic nationwide was 38.7%, up 4.1 percentage points year-on-year; Among them, the passenger traffic of urban rail in six cities, including Beishangguangshen Ningrong, accounts for at least half of the country.

Data source: China Urban Rail Association, calculated from the monthly passenger traffic data of central cities published by official website, Ministry of Communications.

Today, China’s economy continues to develop steadily, but the traffic congestion problem is becoming increasingly serious. Undoubtedly, the construction of urban rail transit has been strongly supported by national policies, and it has moved from a big urban rail country to a strong urban rail country.

During the Tenth Five-Year Plan period, the development of urban rail transit was included in the plan development outline for the first time at the national level, and it was regarded as a major strategy to stimulate the sustainable development of the national economy, especially the economy of big cities.

In 2019, the country launched a new infrastructure strategy. Among the seven key infrastructure areas, the construction of "urban rail transit" is impressively listed;

In the first year of the 14th Five-Year Plan, the Draft Outline of the 14th Five-Year Plan and the Long-term Target in 2035 also proposed that the mileage of urban rail transit in China will increase by 3,000 kilometers during the 14th Five-Year Plan period, and it is estimated that the cumulative passenger traffic will exceed 100 billion passengers during the 14th Five-Year Plan period, and the accumulated investment is expected to reach 1,818.8 billion yuan.

Even if the policy dividend is put aside, urban rail is still a transportation system that competes with the times and has strong endogenous development momentum.

First, from the demand side, even if China is stronger than first-tier cities such as Beijing and Shanghai, its urban rail density still lags far behind that of international metropolises.

Under the background of deepening urbanization, the formed urban agglomerations and metropolitan areas will further release the transportation needs such as logistics and people flow, followed by the continuous increase in the number of private cars, with traffic congestion as a typical urban disease. This means that in the foreseeable future, domestic urban rail transit construction still has a large room for growth.

Second, from the supply side, as of the end of 2020, the network planning of 61 cities nationwide has been approved and under construction, with a line length of 6,797.5 kilometers, accounting for 80% of the total line length currently in operation. Take Shenzhen as an example. According to the plan put forward by the Municipal Transportation Work Conference, by 2025, Shenzhen will build "640 kilometers of urban rail+220 kilometers of railway".

On the other hand, there are more than 100 cities in China that are planning rail transit, and more cities that meet the requirements for subway declaration still have no subways, which means that more supply reserve troops are ready to go. Therefore, it can almost be concluded that with the promotion of "urban integration", the national urban rail system will continue to gain development momentum.

Urban rail, which blooms everywhere, is changing the space-time layout of a city by means of point-to-line and line-to-network, and also broadening the road for the city to a better future.

The orderly operation of a modern city depends on public transportation, and urban rail transit is the first choice for public transportation. Further exploration, the aorta of domestic urban rail transit is the subway.

Source: China Urban Rail Transit Association, as of June 30, 2021.

As an important part of the urban public transportation system, if the basic function of making travel more convenient and faster is put aside, the construction and operation of the project will also promote the development of property and commerce along the surrounding areas, and often form a unique "subway economic belt".

After all, travel is not an end, but arrival.

Exploring the "city" in the city: TOD model empowers the diversified and efficient development of the city

"People come to cities to live, and people live in cities to live better." -Aristotle

China’s urban rail construction has entered the fast lane of speeding up. From a subway to rail transit in major cities all over the country, innovation is still going on, and China’s wisdom is creating the future. Then the soul torture is coming. Besides providing increasingly convenient and fast transportation, what kind of surprises will the urban rail bring to people’s lives?

Due to different personal preferences, the answers are bound to be varied. But the TOD project will be one of the popular answers, which represents people’s yearning for a better life in the era of urban rail transit.

What new species is TOD?

In the past, the development of domestic cities was mainly based on spatial expansion, but now the logic has changed to spatial optimization.

Take Shanghai, where the density of domestic urban rail is at the forefront, when the domestic TOD project has not been introduced, because the subway line construction has been spreading in various districts of Shanghai, the real estate is often developed wherever the rail is built, that is, the "subway house" in the usual sense. Although in this mode, Line 1 has driven Xinzhuang, Line 9 has driven Songjiang and Line 11 has driven Jiading … But this simple and rough development mode is obviously not a long-term solution for big cities with increasingly insufficient land space and increasingly congested cities, and new urban planning urgently needs a dose of "TOD medicine".

When it comes to TOD, I believe that the deepest impression of most people is "the subway is covered". In the ordinary urban rail depot, vehicles used to park in the open air. If a large concrete cover is added on it, then this "cover" is equivalent to re-creating a valuable building land. Under the cover, new properties are built on the cover, which is commonly known as "superstructure property (subway roof)". This creative development idea, on the one hand, solves the problems of land shortage and housing difficulties, on the other hand, realizes the property feeding back to the urban rail and ensures the sustainable development of the urban rail property.

Comparison of the effect of "building property"

It should be noted that the "superstructure" only reflects one aspect of the TOD project, not the whole picture. In the early years, the United States took the lead in proposing a new mode of urban development TOD: transit-oriented-development, that is, an urban development mode centered on public transportation hubs, and establishing a central square or city center with a radius of 400-800 meters. It is no exaggeration to say that the standard TOD is a "mini city center". You can stay in it for a long time, but you can always easily communicate with the outside world.

Therefore, the TOD concept project is by no means equivalent to a subway house. It is not a single residential/commercial area built on the urban rail, nor a simple combination of various formats, but a fusion of life scenes: office, business, residence and other public buildings and landscape environments are integrated into one project, and people can enjoy a suitable street network pattern, work and living space.

How is the excellent TOD practiced?

In the Shinjuku subway area of Tokyo, there are 17 rail lines gathering here, with 3.64 million people entering and leaving the gate/day, and there are 178 subway exits, the number of which is staggering. It has long been certified by Guinness World Records as the subway station with the largest number of users in the world.

In order to strengthen the link between the station and the surrounding commercial facilities, the developer upgraded the whole area into a more diversified "international exchange city". For example, in the aspect of transfer planning, the seamless connection of underground station, station business, above-ground station and above-ground business has been achieved; In terms of staying experience, more green nodes such as green terraces are added to "embellish" it.

It is not only the newly planned administrative and commercial center in Tokyo, but also a commercial district where department stores and commercial streets gather, and there are many famous enterprise headquarters, which makes the purchasing power of the huge floating population and the empowerment of the city have been qualitatively improved.

Looking back to China, the TOD project has a longer cycle than ordinary property development projects. According to the 3-4 year cycle, the number of follow-up plans, investment demand and business income of the sector may be fed back during the Tenth Five-Year Plan period. In addition, many late-developing cities, such as Guiyang, Nanchang and Lanzhou, are still in the initial stage of rail transit construction, and the lines have not yet been networked. The primary and secondary linkage of land business and TOD project planning have not yet been carried out due to the scale of rail transit. However, in the long run, with more and more urban rail transit plans approved, the market prospect of TOD project development is very broad.

In recent years, many mainland cities have also taken the lead in emerging a number of high-quality TOD projects.

Shanghai’s largest transportation hub, Dahongqiao, is home to airports, high-speed rail, urban rail and expressway. The Vanke Sky City project, which is entrenched here, draws lessons from the Japanese TOD model. Around Xuying Road Station of Line 17, the core of planning is the concept of 15-minute life circle mentioned in Shanghai 2035.

At the moment when the subway construction is in full swing, the TOD exploration road of Shenzhen Railway Real Estate, a wholly-owned subsidiary of Shenzhen Railway Group, also has many remarkable points.

Innovating "Track+Property" Mode and Practicing TOD Development Concept

In the eyes of the industry, TOD requires developers’ overall consideration ability and comprehensive coordination ability because it involves many stakeholders and the design scheme is complex. At present, there are few enterprises that have successfully implemented TDO mode in China, and Shenzhen Railway Real Estate, a subsidiary of Shenzhen Railway Group, is one of the few leading explorers.

The essence of the "track+property" development model of Shenzhen Railway Real Estate Co., Ltd. is the synchronous planning, synchronous design and synchronous construction of superstructure (Shenzhen Railway Real Estate Co., Ltd.) and subway line construction (Shenzhen Railway Construction Co., Ltd.), and provides financial support for the sustainable development of urban rail transit through the development of subway superstructure.

Perhaps it is also due to the deep coupling with the parent company Shenzhen Metro Group in business collaboration. Shenzhen Railway Real Estate Co., Ltd., which covers two core businesses of property development and hub, has won the top three of the "Top Ten Comprehensive Strength of Shenzhen Real Estate Development Industry" for five consecutive years, and achieved sales of over 10 billion yuan for six consecutive years. As of September, 2021, Shenzhen Railway Property Co., Ltd. has obtained the comprehensive development right of 16 superstructure projects along the track, with a total development scale of 11.07 million ㎡, of which the built delivery area is about 3.9556 million ㎡, the construction area is about 5.44 million ㎡, and the construction area is about 1.666 million ㎡.

The major TOD projects under Shenzhen Railway Real Estate Co., Ltd. have been completed one after another, which actually reflects the new changes in the development model of TOD in recent years.

First, from "single station independent development" to "district overall planning, station-city integration"

Take the Qianhai International Hub Project of Shenzhen Railway as an example. The planned hub and superstructure projects of this project have a total land area of 20 hectares and a total construction area of about 2.159 million ㎡. Upon completion, it is estimated that the total passenger flow will reach 750,000.

The planning of the project skillfully adopts the design concept of "integration of stations and cities". From the overall planning, Qianhai Hub connects Guangdong and Hong Kong with five lines, and the three-dimensional public transportation is seamlessly connected with the high-end urban complex, so as to build an intensive and three-dimensional 24-hour dynamic community based on Shenzhen Qianhai and radiating the Pearl River Delta and Hong Kong, shape the image of an international modern city window, and form the landmark and regional core of Qianhai District.

In terms of traffic design, on the premise of ensuring efficient transfer of internal pedestrian traffic, it is also connected with surrounding buildings or plots through underground, ground and second-floor pedestrian systems to realize fast and convenient pedestrian contact between the project and the surrounding areas.

Finally, the property and hub implement the concept of "integration" in the whole process of the project through integrated design management, planning, construction and operation.

In the future, in such a comprehensive community with mixed functions, the subway is carrying dreams to shuttle day and night. On the one hand, there are endless trains, on the other hand, there are bustling commercial and office areas, and on the other hand, it is a peaceful and quiet livable place.

Second, the transformation from "spatial planning" to "functional planning, spatial planning and integrated design"

The Jin Shang Garden of the subway, jointly presented by two state-owned enterprises, Shenzhen Railway Group and Zhenye Group, is seamlessly connected with Liuyue Station of Metro Line 3, and is a large-scale complex covering residential, apartment, commercial and sports parks.

The project innovatively combines the two values of "subway" and "park", and is adjacent to a large sports park in functional planning, including tennis courts, basketball courts, circular jogging tracks and other facilities; In space planning, brand businesses such as Boxma Xiansheng, China Film International Cinema, Starbucks and Decathlon are gathered to build a metropolis experience.

Third, the transformation from "space design around the site" to "characteristic scene creation" serving people’s life, travel and work needs.

The Shenzhen Railway Reading Mountain Garden Project can be said to have left a rich and colorful stroke for the construction of TOD characteristic scenes of Shenzhen Railway Real Estate. The project is positioned as an ecological zone of universities, a subway metropolis and an elite quality residential area. It is a high-grade elite quality community integrating housing, schools and supporting businesses. Because it is adjacent to well-known universities such as Peking University, Tsinghua and south university of science and technology of china, it has successfully created a characteristic scene of a humanistic university with mountains.

Fourth, change from "development and construction" to "comprehensive operation"

As the first masterpiece of urban high-end residential buildings created by Shenzhen Railway Property, Shenzhen Railway Yifu Project is a 750,000 ㎡ humanistic and ecological complex integrating high-end residential buildings, colorful businesses, sports parks and nine-year education facilities. From the beginning of the design, the project was based on the thinking of comprehensive operation, instead of relying too much on one subway station, it was built on four subway stations: Antuo Mountain, Shenkang, Qiaocheng North and Shenyun. The Antuo Mountain area is connected with Xiangmi Lake and OCT, and it is expected to become a new sample of urban mountain residence.

From "Qianhai International Hub Center" to "Shenzhen Railway House", it is a brand-new exploration and breakthrough again and again for the younger Shenzhen Railway home buyers in the young cities. Relying on the deep accumulation of Shenzhen Railway Group for more than 12 years, Shenzhen Railway Real Estate will continue to deepen the TOD model and build a more anticipated "track+property" map.

Of course, beyond the transformation, we need more persistence. Many TOD classic concepts, such as people-centered, efficient land opening and efficient accessibility, have always run through the long journey of Shenzhen Railway to help residents on the urban rail reach infinite possibilities.
